The building and land known as 611 Archibald Street and 620 Archibald Street, both in Winnipeg, Manitoba, as described in Certificate of Title Nos. 2503653/1 and 2503655/1, respectively, will be sold at auction on Tuesday, the 23rd day of July, 2019, at 10:00 a.m. at Kaye’s Auctions, 263 Stanley Street, Winnipeg, Manitoba.
The Vendor under Power of Sale is informed that there situate on the land known as 611 Archibald Street a two storey hotel with a one storey addition for a total of approximately 16,244 square feet. The Vendor is advised the hotel contains a beverage room, basement lounge, hotel lobby , restaurant and kitchen, 19 guest rooms, and liquor vendor. The Vendor is advised that the main floor of the building is approximately 12,621 square feet, and contains the beverage room, hotel lobby, restaurant and kitchen, and liquor vendor. The beverage room contains a multi-tiered flooring system that includes a stage and recessed area for a sound and lighting booth. The beverage room further contains one large service bar, one small service bar, and service window to the kitchen, as well as a stage. The Vendor is advised the beverage room further contains two bathrooms, which contain 7 water-closets, 2 urinals, and 4 wall basins. The beverage room is connected to the liquor vendor by a large walk in cooler. The Vendor is informed the hotel lobby is finished with marble flooring and contains a small reception area, as well as two bathrooms that contain between them 2 water-closets, 2 wall basins, and 1 urinal. The restaurant is accessed through the hotel lobby and the Vendor is advised it contains several built-in booths and is finished with marble flooring. The Kitchen is finished with ceramic tile flooring and some ceramic tile wall covering in addition to drywall. The Vendor is advised the hotel contains 19 guest rooms located on the second and third floors of the hotel, which total approximately 3,623 square feet, more or less. The hallways are finished with marble floor covering, and the guest rooms are finished with laminate flooring and/or carpet and heated by baseboard heating. Each room is equipped with electrical and contains either a full 3-piece bathroom or full 4-piece bathroom. The basement is approximately 3,623 square feet, more or less, with a lounge of approximately 2,384 square feet. The lounge contains multi-level flooring which is finished with carpet, and contains a marble finished dance floor that includes a sound and lighting area and an exposed ceiling. The lounge further contains a serving bar that includes plumbing hookup. The Vendor is advised that the basement lounge contains two bathrooms which contain 6 water-closets, 5 wall basins, and 2 urinals. The basement lounge may be accessed by its own street entrance or by the hotel front lobby.
The Vendor under Power of Sale is informed that there situate on the land known as 620 Archibald Street an asphalt paved parking lot with an approximate area of 52,995 square feet, more or less. The site is serviced with sewer, water, hydro, telephone, gas, and street lights. There are approximately 120 painted parking stalls in the lot, with a wood parking bumper along both the north and east sides of the lot. The parking lot is accessed via Archibald Street.
REALTY TAXES: The realty taxes with respect to t he said land are paid in full to December 31, 2015. The property is sold subject to taxes and penalties accruing after that date. Any outstanding water, sewer and utility account(s) for the current and prior years, whether or not added to the tax account at any time, are the responsibility of the purchaser.
PRIOR CHARGES: Caveat No. 86-55686/1 and Tax Sale First Notice No. 5026500/1
TERMS: Twenty percent of the purchase price paid by certified cheque or bank draft and the balance according to auction sale conditions.
The building and land are to be sold subject to a RESERVE BID to be announced prior to the sale, which will include the amount owing under the first mortgage, as well as the first mortgage of mortgage.
