AUCTIONEER’S NOTE: In order to dissolve the multi-fractioned ownership in the land owned by the Heirs of LeRoy & Lois Lorenzen, the owners have made the decision to offer the following parcels of land at public auction. This auction presents the opportunity to purchase 2 parcels of Rock County Minnesota land that are Inclusive of some Productive High-Quality Cropland Acres. Farm #1 has a high percentage tillable and Farm #2 has a mixture of cropland, hayland & pasture. FARM #1 – +/-148.31 Acres – LEGAL DESC.: The SE¼ of Sec. 3, T. 104N., R. 46W., except a +/-13.95 acre acreage site in the SW¼ of the SE¼, (Rose Dell Twp.), Rock County, MN - containing a total of 148.31 acres more or less.
This attractive +/-148.31 acre parcel of land will be offered as a unit. This farm has good eye appeal and has a gently rolling to topography and has high quality soils. According to FSA information Tract 4697 has approx. 137.35 acres of farmland with approx. 136.94 acres of total cropland and has approx. 133.09 acres of effective cropland subsequent to the CRP reduction on 3.85 acres - with a 76 acre corn base with a 147 bu. PLC yield and a 57.09 acre soybean base with a 45 bu. PLC yield and is enrolled under the ARC County Election of the USDA farm program; in addition this property has 3.85 acres enrolled in the CRP program at $279.20 per acre, generating a total annual payment of $1,074.92 - with the contract scheduled to expire in 2032. The non-tillable acres consist of a small area of grassland/drainage and roads. FARM #2 consists of an extremely well located +/-160 acres of Rose Dell Township, Rock County, MN Land. This +/-160 acre parcel of land will be offered as an individual unit. This farm has a mixture of productive cropland, pasture and hayland. According to FSA information this +/-160 acre farm has approx. 121.03 acres of cropland with a 68.20 acre corn base with a 147 bu. PLC yield and a 52.83 acre soybean base with a 45 bu. PLC yield and is enrolled under the ARC County Election of the USDA farm program. The non-tillable portions of this farm consist of approx. 23.94 acres of pasture situated in the NW corner of the farm, with the remaining non-tillable acres comprised of 11.76 acres of grassed waterway/hayland, with the remaining nontillable acres in roads. The farmability of this land has been enhanced by the installation of some existing drain tile and the 3 bench terraces with tile outlets that are located in the east central sector of the farm. This land has some quality soils as according to the Rock County Assessor this parcel has a CER of 78.95; also information obtained from Surety Agri-Data indicates this land has a high weighted soil rating of 81.2. This property has a superb location lying adjacent to Hwy. #23 and conveniently located to area grain terminals. This farm would make an excellent addition to an area row crop and/or crop/livestock operation. The RE taxes payable in 2021 on this land were $2,974.
TERMS ON BOTH FARMS #1 & #2: Cash - A 10% nonrefundable earnest money payment on the day of the sale and the balance on or before November 12, 2021, with possession. Marketable Title will be conveyed and abstracts of title continued to date will be provided to the buyer for examination prior to closing. All of the RE taxes payable in 2021 will be paid by the sellers with the buyer(s) to be responsible for payment of all of the RE taxes due & payable in 2022. The sellers do not warranty or guarantee that existing fences lie on the true boundary and any new fencing, if any, will be the responsibility of the purchaser pursuant to MN statutes. FSA cropland acres, yields, bases & other information are estimated and subject to County Committee approval.
