Going on the auction block, selling by online bidding only will be approximately 67 acres selling in 4 parcels.
PARCEL 1: approximately 12.03 acres wooded with paved frontage on Flint Hill Road. PARCEL 2: approximately 30.892 acres mostly wooded and approximately 6 acres open land. PARCEL 3: approximately 25.012 acres, half open and half wooded with a pine tree thicket, improvements include a 18 ft x 27 ft block building with metal roof which has been used as a primitive cabin, there is a 8 ft x 16 ft sheltered patio which is adjacent to the building. There is also a 22 ft x 44 ft shop/garage building. PARCEL 4 TIMBER: Consists of all species of trees located on Parcel 1 and Parcel 2 which contain approximately 32 acres of woods. Timber size is 18 inches across stump measured 6 inches above ground level with a one year removal period. The cruise report indicates 100,500 Board Feet of Marketable Timber of which 72,700 board feet is oak. The timber cruise was done by Steve Gray, Consulting Forrester. This timber is located on a blacktop road and will be a good job to work during the winter months. Attention Timber Buyers: Do no let the cedar trees along the blacktop road prevent you from looking at this timber. The timber starts to be found a couple hundred feet away from the road. All log landing yards must be located on Parcel 1, the 12.0312 acre tract. All log trucks and logging equipment must access the property on Parcel 1. The gravel roadway leading to Parcel 2 is used by multiple landowners and is to be used by landowners only.
