473.45 acres Clay County, Kansas Cropland, CRP, Pasture & Habitat

Auction to be held at the Green Cafe in Green, Kansas.

TRACT 1: The NE4 of Section 28-7-4, Clay County, Kansas. This tract is located at the intersection of Valley View and 21st Rds. From just south of Green, Ks. go ½ mile east on 21st Rd. to the northwest corner of the tract. This tract contains 158.79 acres according to FSA records. There are 99.54 acres classified as cropland including 95.39 cultivated acres and 4.15 acres of waterway. The remaining 59.25 acres include pasture, ponds, the old building site, trees and other habitat. This is the home place and includes the old house and buildings which are in need of major repair. Soil types are approximately 40% Class 3 Crete (Ct), 30% Class 4 Crete (Cx), 25% Class 2 Crete (Cs) and 5% Class 6 Kipson (Ks). 2016 property taxes were $1,443.68. 

TRACT 2: The SW4 of Section 22-7-4, Clay County, Kansas. This tract is located at the intersection of Valley View and 21st Roads. From just south of Green, Ks. go 1 mile east on 21st Rd. to the southwest corner of the tract. This tract contains 158 acres according to FSA records. There are 157.73 acres classified as cropland which include 141.69 acres currently under cultivation and 16.04 acres of waterway. There is a 0.27 acre patch of habitat in the southwest corner of the tract. Soil types are approximately 75% Class 4 Crete (Cx), 15% Class 4 Benfield (Be) and 10% Class 2 Crete (Cs). 2016 property were $2,001.60. 

TRACT 3: The E2SE4 of Section 16-7-4, Clay County, Kansas. This tract is located at the intersection of Valley View and 22nd Rds. From the north edge of Green, Ks. go about 1/4 mile north to 22nd Rd. (the Green-Randolph Rd.) then ¾ mile east to the southwest corner of the tract. This tract contains 79.46 acres according to FSA records. There are 44.97 acres of cropland which includes 15.54 acres currently being cultivated, 1.46 acres of waterway, and 27.97 CRP acres. The remaining 34.49 acres consist of pasture and habitat. The CRP contract runs from 10-01-2013 through 9-30-2023 with an annual pament of $1,796.00. Soil types are approximately 40% Class 2 Crete (Cs), 35% Class 4 Benfield (Be), and 25% Class 4 Crete (Cx). 2016 property taxes were $651.72. 

TRACT 4: The W2SE4 of Section 21-7-4 Clay County, Kansas, less cemetery. This tract is located ¼ mile west of the intersection of Valley View and 21st Rds. From just south of Green, Ks. go a little over ½ mile east, just past the cemetery, to the southwest corner of the tract. This tract contains 77.20 acres according to FSA records. There are 64.56 acres classified as cropland which include 60.15 CRP acres and 4.41 acres of waterway. The remaining 12.64 acres includes pasture, ponds and habitat. The CRP contract runs from 10-01-2011 through 9-30-2026 with an annual payment of $2,639.00. Soil types are approximately 75% Class 4 Crete (Cx), 15% Class 4 Benfield (Be) and 10% Class 2 Crete (Cs). 2016 property taxes were $937.76.

TERMS: Contracts to close on or before December 29th, 2017. The buyer is to pay 10% down day of sale with the balance due at closing. Title insurance and escrow fees are to be paid 1/2 each by the seller and the buyer. The seller will pay 2017 and all prior years property taxes. 2018 property taxes are to be paid by the buyer. These farms are currently cash rented and are sold subject to tenants rights. The buyers are to receive 100% of the remaining CRP payments. No wheat is to be planted on these farms and all cultivated acres are to be open for spring planting. The new buyer is to receive possession of the entire farm at closing. The new buyer will receive all mineral rights. The contract, deed and down payment will be escrowed at Clay County Abstract & Title, 509 Court, Clay Center, Ks. 67432. Announcements made sale day to take precedence over printed matter. The sellers and their agents are not responsible for accidents. These farms will sell to the highest bidder.
