Located at 645 Road 31, at the Intersection 31 and C Road, this farm is 3 miles west of Valparaiso Hwy 66/79 Junction and 1 mile north. This farm is legally described as that Part of the Southeast Quarter of Section 18. Township 13, Range 5, Saunders County NE, containing 140.88 surveyed acres more or less. The acreage site is not included.
FSA Records presently show that there are 99.1 acres of crop land, but will be redetermined after the survey and deed is recorded. Corn Base is 32.2 acres with DY 83 and CCY 89 bushels, Grain Sorghum 2.9 acres with DY76 and CCY 70 bushels, Soybeans 20.5 acres with DY 24 and CCY 29 bushels. Total Base acres are 55.6. The Direct Annual Payment is $868.00.
TERMS: The selling price will be determined by taking the amount of the actual surveyed acres times the price bid. A $50,000 non-refundable down payment will be made the day of the auction with the signing of a Purchase Agreement by the Buyer and Seller. Possession will be given upon completion of Purchase Agreement the day of the auction. The balance is due on or before May 4, 2012. Survey has been completed, with the Buyer and Seller sharing equally in the cost of the survey. Title Insurance and Closing cost will be split equally between the Buyer and Seller.
