The SE ¼ 21-2-4 and that part of the SW ¼ 21-2-4 lying east of Mill Creek, 166 acres, more or less, Washington County, Kansas.

This farm is located 3 miles north of the Greenleaf corner of US 36, at the intersection of 20th Road and Upland Road. This is the southeast corner of the farm.

This farm, 166 acres, more or less, consists of 67 acres cropland in 5 fields, 17.9 acres native grass CRP land in the northwest corner, with the rest of the farm being native grass pasture, waterways, and Mill Creek timber. The pasture is overgrown with cedars, brush, and other trees. The CRP payment rate is $44.78 until 9/30/09, then $47.72 until 9/30/19. About 30 acres of the cropland is Mill Creek bottom land, with the rest being gently sloping upland.

With the proximity to Mill Creek, the hedge rows, the mature timber, the cedars and brush, this farm provides excellent opportunities for hunting, fishing and other recreation, while also providing a good stream of income from the cropland and the CRP. The old Burlington railroad right of way touches the northeast corner of the farm.

In 2008, 29 acres are in milo and 38 acres were in wheat. The estimated FSA bases and yields are 22 acres wheat, 35 bushels; and 48 acres milo, 68 bushels. The 2007 taxes were $817.65.

Terms: Ten (10) percent down, the balance due in 30 days. Possession, including the wheat ground, will be given at closing, subject to the rights of the tenant to complete the fall harvest. The Seller will keep the CRP payment due October 1st and the landlord’s share of the fall harvested crops.
