The W ½ SW ¼ 18-3-5, Little Blue Township, Washington County, Kansas

This farm, 75 acres, more or less, is located 1 ½ miles west of Barnes, then 5 miles north, then 1 mile west. This is the southwest corner of the farm, at the intersection of Xavier Road and 15th Road.

There are 65 acres gently sloping upland cropland, all being Crete soils. The rest of the farm is waterways and a farmstead. The waterways have been well maintained and nearly all of them can be hayed. The farmstead has an older house and some smaller outbuildings.

In 2008, there are 27.2 acres soybeans, 17.6 acres corn and 19.9 acres wheat.
The estimated FSA bases and yields are 15.8 acres corn, 72 bushels; 41.7 acres milo, 60 bushels; and 6.7 acres soybeans, 16 bushels. The 2007 taxes were $658.73.

Terms: Ten (10) percent down, the balance due in 30 days. Possession will be given at closing, subject the rights of the tenant to harvest the corn and soybeans this fall and plant and harvest the 2009 wheat crop. The Buyer will receive ½ of the $50 per acre cash rent for all the cropland for 2008 on or before December 31st and $50 per acre on or before July 1, 2009 on any land planted to wheat this fall. Possession on the farmstead will be given December 31, 2008.
