Located in one of the greatest migratory bird flyways, this property
is a fantastic hunting and income producing property.
The farm is located from Sutton, NE, 11 miles south on Road X.

Legal Description:  The South Half (S ½) of Section Thirty-five (35), Township Six North (T6N), Range Five West (R5W) of the 6th P.M., Clay County, Nebraska (320 Acres more or less)




General Descriptions:  This farm consists of approximately  76.09 acres of gravity irrigated land served by an 8” irrigation well as well as 10.92 acres of non-irrigated. There are approximately 148.33 acres of grassland meadows and 67.09 acres of other meadows, wet meadows and marshland. There are currently over 50 acres of the marshland and wet meadows under water. There is an approximate 5.94 acre area of abandoned building site . The balance is in roads and ditches as well as dikes and water ways.

There has been considerable work completed along the west and north side consisting of a ditch and dike system which holds water almost continuously. This property is located adjacent to a 320 acre wildlife area owned and maintained by the US Fish & Wildlife, making the subject property a very interesting property for income as well as a fantastic recreational property.

Manner of Sale:  The property will be offered in 2 tracts of 160 acres each and as a whole and sold in the manner best suited to the sellers.

Tract #1-SE ¼ 35-6-5 - 160 acres with 76.09 acres of gravity irrigated land. The balance is in meadows and wet meadows.

Tract #2- SW ¼ 35-6-5 - 160 acres, 10.92 acres of non-irrigated land, balance in meadows, wet meadows and marshland.
 

Property Information Packet (P.I.P.):  A Property Information Packet is available with pertinent information such as Taxes, FSA, Soils, Topography as well as other information. Interested parties should call, email or stop in at either of our offices for the PIP.

Terms:  A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due by cash, certified funds or a direct wire transfer to the Trust Account of Ruhter Auction & Realty Inc. at closing. The closing date will be on or before October 20, 2008. At closing, the sellers will present a Title Insurance binder indicating marketable title vested in the name of the seller. Cost of title insurance will be split equally by the buyer and seller.

This auction sale is not contingent upon the ability of the purchaser to secure financing. All inspections and approvals must be made prior to the auction date. Items of personal property included in this auction sell in as is condition.
