Tract I: 88 acres m/l. There are 86.6 tillable acres with an average CSR of 84.7. 

The corn base is 44.1 acres with a yield of 131 bu / acre. 

The bean base is 23 acres with a yield of 38 bu/ acre. 

The wheat base is 2.3 acres with a yield of 43 bu/ acre.

If Tract I & II are sold to separate parties, the seller will credit the buyer $1,000

towards widening the driveway at the NW corner of Tract I which would give access to Tract I.

Tract II: 7 acres m/l w/ home & buildings.

This acreage features an older 2 story, 4 bedroom home. The barn is 48’x103’ w/steel siding, ½ the floor is concrete, the other ½ is used for hay storage.
