SALE BILL
It is a rare opportunity to offer such an exceptional mountain farm tucked away in the Alleghany Highlands of Virginia and overlooking the beautiful Potts Creek Valley.  This farm is being offered in two tracts with each tract offering extremely desirable features such as breath taking mountain views, hardwood forests, mountain pastures, mountain streams, abundant wildlife and shared boundaries with the National Forest.

Step back in history to a time when farm life in the western mountains of Virginia was simple and rustic. The people of these mountains were proudly independent and resourceful.  Take a walk across these pastoral pastures or stroll through the forests, and in some small way, experience what early farm life was like in the Appalachian Mountains. Watch the sun rise over the mountains in the east and enjoy the coolness of the Appalachian evening.

Enjoy the natural beauty of mountains and forests.  Hunters can experience abundant wildlife including deer, turkey and black bear.

Both tracts have a long frontage on a county maintained road making the property very accessible.

Tract 1: 152.65± Acres.  This tract offers a combination of pastureland and hardwood forests.  The old farmstead home is on this tract.  There is a small stream and a spring branch on this tract.  The pastureland is elevated and offers spectacular views to the east. There is a shared boundary with the George Washington-Jefferson National Forest providing access to many more acres of prime hunting area.

Tract 2: 141.74± Acres.  This tract is also a mixture of hardwood forests and pastureland.  Two small support buildings are located on this tract.  Both Hamilton Branch and Robinson Branch flow through this tract.  This tract also has a shared boundary with the National Forest.
