In order to bid at the auction, you must register by presenting a driver’s license and a cashier’s (certified) check made payable to yourself in the amount of $5,000, or otherwise be pre-approved by auctioneer. The property is being sold subject to the seller confirming the sale.  A 10% Buyer’s Premium will be added to your bid to determine the total purchase price. Preview beigns andregistration begins at 9:00 A.M. The sale begins at 11:00 A.M.

The high bidder will pay a ten percent (10%) deposit, using your cashier’s check as part of your bid deposit, and sign the sales contract immediately when the auction closes. The closing will be within 30 days of the auction. Title insurance is available at the expense of the Purchaser. Taxes will be prorated as of the closing date, and the buyer will pay all closing costs.

All property is being sold today “As Is / Where Is”.  The only guarantee from the seller is a valid, good and marketable title to the property.  Neither the seller nor LT Deaton Auction Group, nor Schur Success Auction Services, or any of its employees are giving any warranties other than the seller’s title warranty. BUYER'S PREMIUM
A Buyer’s premium of ten percent (10%) shall be added to the successful bidder’s high bid and included in the total purchase price to be paid.

BROKER PARTICIPATION
A 2% commission will be paid to the licensed, qualified broker, who’s properly registered buyer is the successful bidder at the auction, and who’s buyer purchases the property. A broker shall not be entitled to any commission on any sale to an affiliated entity or an immediate family member. Brokers must register their prospective buyer on the required Broker Participation Form (completely filled out, signed and notarized). Brokers must accompany their buyer to the Auction. The form may be obtained by calling (866) 290-2243, ext. 5. This form must be submitted to LT Deaton Auction Group, Attn: Larry Deaton, no later than 48 hours prior to the Auction.

CLOSING
Buyer must close on real property not later than thirty (30) days after the auction. The entire purchase price must be paid by cashier’s check or certified check, or wired funds at closing. No purchase shall be contingent on financing or other contingencies. Buyer is entitled to a deed and marketable title form property upon full payment.

This property is sold “AS IS, WHERE IS, WHERE IS WITH ALL FAULTS” WITHOUT REPRESENTATION OR WARRANTY OF ANY KIND: The real estate shall be sold subject to conditions, restrictions, right-of-way easements, and reservations, if any.

LT Deaton Auction Group, and Schur Success Auction Services, and the seller reserve the right to withdraw from any sale of any properties listed or to change any of the terms and conditions of the sale prior to the sale and any such changes shall take precedence over any other printed materials or advertising.
