AUCTION

Friday, November 7, 2008, 10:00 a.m.
The auction will be held in the Garden Cafe Banquet Room
2001 Osborne Drive East, Hastings, NE

Farm Location:  From Doniphan, Nebraska, 2 miles south on Highway 281.
Then 2 ½ miles east on Lepin Road to west border of the subject.

Legal Description: The South Half of the Southeast Quarter (S ½ SE ¼) and the Northeast Quarter of the Southeast Quarter (NE ¼ SE ¼) of Section Fifteen (15), Township Nine North (T9N), Range Nine West (R9W) of the 6th P.M., Hall County, Nebraska.

This is a 120 acre tract which is partially served by and 8” well. The excess water from the gravity irrigation is re-circulated via a reuse pit and underground pipe back to the lateral. This appears to be a very productive farm with excellent soil types and is located in an area known for excellent yields and close to seed corn production centers.

Terms:  A payment equal to 20% of the purchase price will be due the day of the auction. The balance will be due by cash, certified funds or a direct wire transfer of funds to the Trust Account of Ruhter Auction & Realty Inc. on or before December 7, 2008. At closing the sellers will present a title insurance binder indicating marketable title vested in the names of the sellers. The cost of that title insurance will be split equally by the buyer and seller.

Possession: Full possession will be given to the purchaser at closing subject to the existing lease for the 2008 crop year.  

This auction sale is not contingent upon the ability of the purchaser to secure financing. Please contact your financial agent prior to the auction.
