The Terms of the Auction are as follows:

All Properties are offered "As Is, Where Is".  No Contingency Contracts will be accepted. 

A 5% Buyer's Premium will be added to the High Bid Price at Auction to determine the Final Contract Price.  The Buyer will be required to make a Non-Refundable Down Payment of $5,000 due the day of the Auction.  The Buyer must provide a Bank Letter of Guarantee or other suitable document which verifies the available funds needed to complete the purchase in order to Register to Bid.  A sample form is attached to this notice. 

ERA Mortgage will be available on site for day-of-auction financing approval.  Call The Auction Group for details.

A 1% Buyer's Agent Commission will be paid to Agents who register their Buyers at least 24 hours in advance of the Auction.  Offers accepted prior to the Auction will have a 3% Buyer's Agent Commission on the sale.  A Buyer's Agent Registration Form is attached to this notice.

All closings must occur within 30 Days of the Auction.  All Closings will be conducted by the Seller's chosen Attorney.  The negotiated Closing Cost will provide a savings vs. normal Closing Cost for the Buyer.  The Seller will provide Clear Title, and will pay for Deed Prep and Deed Stamps.  The Buyer will be responsible for all other Closing Costs.
