GENERAL DESCRIPTION:

Selling will be 134 acres, more or less, of excellent Lynn Township, Sioux County farmland.  According to the FSA office there are 131.1 tillable acres, with the balance of the farm consisting of road and ditch.  The tillable acres are level to gently sloped and are in a very good state of productivity.

SOIL TYPES:

The primary soil types on the farm consist of the Galva, Primghar, Marcus, and Judson series of soils.  The farm has an average CSR on the tillable acres of 70. 

LEGAL DESCRIPTION:

The SW ¼ of Section 35 Township 96 North, Range 43 West of the 5th P.M., except the railroad right-a-way, except that part thereof conveyed to the state of Iowa, subject to the public highway, and also except Parcel “A” consisting of the acreage site.  The property contains 134 acres, more or less.

CORN BASE/CORN YIELD:

The corn base for the farm is 96.6 acres, and the direct corn yield is 122 bushels.  The soy bean base is 34.5 acres and the soybean direct yield is 41 bushels.  The corn and soybean counter cyclical yields are the same.

REAL ESTATE TAXES:

Sellers will pay all real taxes which would become delinquent if not paid by October 1, 2009, as well as all prior taxes.  The current net real estate taxes are $2,062 per year. 

METHOD OF SALE:

The farm will be sold on the bid price per acre times the acre determination by the surveyor.

TERMS:  Ten percent down the day of the auction, and the balance will be due on December 1, 2008.  A late charge will apply for buyers delaying the closing.  The abstracts will be continued to date, the complete legal description will be according to the abstract.  The buyers will have ten days from the receipt of the abstract to have the abstract examined.  The seller guarantees a clear and marketable title on the property.

POSSESSION: December 1, 2008 (Subject to the Current Lease which will expire on March 1, 2009)
