To The Auction Site:

Ida Township Hall, 3016 Lewis Ave., Ida, MI. From US-23 take exit #13 (Ida/Petersburg), then east on Ida West Road 4.6 miles to Lewis Avenue, then south 0.2 miles to Township Hall.

 

To The Property:

From US-23 take exit #13 (Ida/Petersburg), then east on Ida West Road 3.1 miles to Jackman Rd., then south 1.6 miles to property.

 

Easy Access To: US-23

Great location and within: Minutes from Dundee and Monroe, 1/2 hour from Toledo, Ohio.

 

Procedure: The property shall be offered as one tract.

Down Payment: 10% down payment on the day of the auction with the balance in cash at closing. The down payment may be in the form of cash, cashiers check, personal check or corporate check. Your bidding is not conditional upon financing, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.

Acceptance Of Bid Prices: Successful bidder will be required to enter Purchase Agreement at the auction site immediately following the close of the auction. Final bid price is subject to the Sellers acceptance or rejection.

Evidence Of Title: Seller shall provide an Owners Title Insurance Policy in the amount of the purchase price.

Deed: Seller shall provide a Warranty Deed.

Closing: The balance of the purchase price is due at closing which will take place approximately 30 days after auction day, or as soon thereafter as applicable closing documents are completed. Seller and Buyer shall share 50:50 in closing cost charged by Title Company.

Possession: Possession shall be given at closing subject to the Tenants harvesting of the 2008 crops.

Mineral Rights: Sale shall include all of the mineral, oil and gas rights owned by the Seller.

Real Estate Taxes & Assessments: Seller shall be responsible for taxes and assessments billed through 2008 and Purchaser to be responsible for taxes and assessments billed after 2008.

Acreage: All acreages, dimensions and boundaries are estimations and have been determined based on current survey and legal description.

Easements: Sale of property is subject to any and all easements of record.

Survey: Seller shall furnish copy of existing survey.

Agency: Brokerage Land Co. and its representatives are Exclusive Agents of the Seller.

Buyers Premium: A Buyers premium of 3% of successful bid will be due from Buyer at closing. Please take this into consideration when bidding.
