TERMS OF AUCTION:   $2,500.00 down day of auctions, successful bidders will enter into a purchase agreement at the auction site immediately following the auction.  Balance due at closing.  Warranty deed will be furnished by seller.  To be sold free and clear of all encumbrances with title insurance to be used and cost shared equally by buyer and seller.  Your bidding is not subject to financing, so your financing must be arranged prior to the auction.

METHOD OF AUCTION:  Auction will be on total dollar basis.

TAXES:  2007 - $930.00 Seller will pay all prior taxes.  2006-07 Taxes will be prorated on the date of closing based on current taxes.
