Entrance to Property:  Gates must be unlocked in order to gain access to this land. After entering 1st gate, take the left trail approximately ¾ mile to the gate entrance of the property.  

Legal Description: Lots 2, 3, & 4, a/d/a described as the N/2 of the NW/4 and NW/4 of NE/4 of Sec. 5, Twp. 20 N., R14 W.I.M., Major Co., OK.

This 140 +/- acres of outstanding wildlife land is located 15 miles west of Fairview on US 60 (1 mile east of the Bado corner), then  1 ¾  miles north.  It is situated on a high ridge with a great view of the entire surrounding area. There are deep canyons with two nice ponds, and lots of native walnut, blackjack, cottonwood, elm, white oak, and cedar trees. Improvements include a motor home for deer camp, 2 tower stands, 4 or 5 tree (ladder) stands, and 5 wildlife feeders, all of which, of course, are situated in an area with an abundant population of deer, wild hogs, turkey, and quail!  This land is located about ¾ mile from any county roads so there is plenty of privacy and seclusion for wildlife.  This is an ideal place to take in the rugged scenery and enjoy outdoor recreation, and the good native grass provides excellent livestock grazing. 

Note: This land is enrolled in a conservation program which transfers to and benefits the Buyer!  There are still funds available for cedar tree clearance, a water well, and a run off pond for wildlife.

Possession: Will be given upon payment in full of the purchase price and transfer of title.
