LAND LOCATION: From Wilson, KS, go 3 miles South on 1st Road, then East 1 -/2 miles on Avenue G, then South 1-1/2 miles on 3rd Road.

F.S.A INFORMATION: 159 acres farmland, 103.7 effective DCP Cropland, 90.9 acres wheat base, 34 bu. yield, 8.9 acres G.S. Base, 48 bu. yield, .9 acre Oats Base, 38 bu. yield, 12.3 acres WW, 43.62 pasture with the balance being RR/W. There are 102.26 acres planted to wheat at present time.
TAXES: are $647.58 for 2009. 2009 taxes will be buyers
responsibility.
MINERALS: 1/2 Sellers share are selling with Real Estate. 1/2 mineral interest is reserved by Sellers for 15 yrs. and as long as there is production, whichever is longer.
POSSESSION: Will be subject to tenants rights. The land
planted to wheat will be after the wheat is harvested with 1/3 going to purchaser. Purchaser will be responsible for 1/3 of fertilizer and 1/3 of Crop Insurance expense. Possession of the WW’s and pasture will be upon closing. Water for Livestock is provided by two ponds.
TERMS: 10% down day of sale. Balance due with certified
funds when title insurance commitment showing Marketable
Title is furnished. Purchaser to have 7 days to examine title insurance commitment. Expense of title insurance and escrow closing fees to be split between buyer and seller. Escrow agent will be Smokey Hill Title Co. in Ellsworth, Kansas. Closing to be on or before May 15th, 2009 at Smokey Hill Title Co. in Ellsworth, Kansas. Purchaser will be required to sign purchaser’s contract day of sale. All Acreage’s were computed to the best of our knowledge. No guarantee of acreage is given by the F.S.A. office.
