F.S.A INFORMATION: 159 acres farmland, 103.7 effective DCP Cropland, 90.9 acres wheat base, 34 bu. yield, 8.9 acres G.S. Base, 48 bu. yield, .9 acre Oats Base, 38 bu. yield, 12.3 acres WW, 43.62 pasture with the balance being RR/W. There are 102.26 acres planted to wheat at present time. TAXES: are $647.58 for 2009. 2009 taxes will be buyers responsibility. MINERALS: 1/2 Sellers share are selling with Real Estate. 1/2 mineral interest is reserved by Sellers for 15 yrs. and as long as there is production, whichever is longer. POSSESSION: Will be subject to tenants rights. The land planted to wheat will be after the wheat is harvested with 1/3 going to purchaser. Purchaser will be responsible for 1/3 of fertilizer and 1/3 of Crop Insurance expense. Possession of the WW’s and pasture will be upon closing. Water for Livestock is provided by two ponds.
