SALE OF HOUSE FOR REMOVAL FROM LANDS

 

          The house (excluding land) located on the lands known as 1617 Breezy Point Road in the Rural Municipality of St. Andrews,  Manitoba,  together with the personal property contained therein, will be sold by public auction by a Licensed Auctioneer on the 18th day of November 2009, at 1:00 p.m. at the above listed location.          

The Vendor is informed that the house consists of:

 

- 1 ˝ storey wood frame construction

- 1761 sq. ft. – main floor 1,109 sq. ft. – second floor 742sq.ft.

- 2 bedroom

- 2 bathrooms

- Newer asphalt shingles

- Stucco/vinyl siding exterior

- Heating ducted and vented

- Plumbing – copper/pvc plastic

- Electrical 100 – 29 circuits – 1 panel

 
            Note:  At the purchasers own viewing, purchaser to verify all particulars of the structure.

 

TERMS OF SALE

 

            Upon successful bid, 10% of the purchase price by way of cash, certified cheque or bank draft is payable to the Rural Municipality of St. Andrews, and the balance according to conditions which will be available for public view at the location on November 12, 2009 from 1:00 p.m. - 4:00 p.m., prior to the auction.  Photos of the house may also be viewed at www.mcsherryauction.com.

 

            The successful purchaser of the house must obtain all necessary permits and authorizations required to lawfully remove the house from the lands and transport it to a new location to be completed by qualified personnel by no later than 30 days from the date of purchase, all at the purchaser’s sole risk, cost and expense.

 

            The vendor is selling the house “as is”. The purchaser must satisfy itself prior to purchase of the house of its true condition, possible liabilities, the availability of the necessary permits and authorizations required to remove the house from the lands, the condition of the house and whether it can be removed from the lands and whether it is in a condition sufficient to support its removal from the lands without suffering damage or collapse and the transportability of the house from the lands to the purchaser’s intended location, all independent of any representations by or on behalf of the Vendor.

 

GST and PST will be payable on the purchase price at the time of closing.
